Where to Live in Tampa: 14 Neighborhoods and Suburbs Compared (2026)

The best place to live in Tampa depends on three things: your budget, where you’ll work, and how much flood risk you’re willing to take on. Homes range from a median of about $343,000 in Wimauma to more than $1.3 million in South Tampa. This guide compares 14 Tampa neighborhoods and suburbs using the latest Redfin sales data, typical monthly payments and drive times to downtown, so you can narrow your list before you start touring homes.

- Lowest prices: Wimauma (343,000median),Riverview(375,000) and Brandon ($375,000), according to Redfin.
- Most walkable: Downtown and Channelside, Hyde Park and Seminole Heights, with restaurants, parks and the Riverwalk close by.
- Shortest commute to downtown Tampa: South Tampa, Seminole Heights and Downtown itself. Brandon and Riverview are about 11 to 12 miles away.

Is Tampa a good place to live in 2026?
Yes, for most people. Tampa has no state income tax, warm weather, beaches nearby and home prices below many other big Florida metros. The trade-offs are high insurance costs, hurricane and flood risk, summer heat and a lot of driving.
Pros | Cons |
Florida has no state income tax | Homeowners insurance averages an estimated $8,292 a year in Florida, about 181% above the U.S. average (Insurify, via Insurance Business) |
Buyers have leverage: 42.3% of Tampa homes sold had a price drop in September 2026 (Redfin) | Mortgage rates averaged 7.32% for a 30-year fixed loan on Oct. 22, 2026 (Freddie Mac) |
Gulf beaches are within about 45 minutes of most of Tampa | Hurricane season runs June 1 to Nov. 30, and Helene and Milton flooded parts of Tampa Bay in 2024 |
All three county school districts (Hillsborough, Pasco and Pinellas) earned an A from Florida in 2026 | Summer heat, afternoon storms and limited public transit outside downtown |
Lots of new construction in the suburbs, often with builder incentives | Many newer communities charge CDD and HOA fees on top of property taxes |

What are the best neighborhoods in the city of Tampa?
The most popular city neighborhoods are South Tampa and Hyde Park for waterfront living and historic homes, Downtown and Channelside for condos, Seminole Heights for character homes at lower prices, and Carrollwood, Westchase and New Tampa for more space.
South Tampa and Hyde Park
South Tampa is the peninsula south of downtown, between Hillsborough Bay and Old Tampa Bay. It includes Hyde Park, Palma Ceia, Bayshore Beautiful and Davis Islands. Bayshore Boulevard’s waterfront sidewalk runs along the east side, and MacDill Air Force Base sits at the southern tip.

It’s the most expensive part of Tampa. The median sale price was about $1.32 million in the 33629 ZIP code and about $1.02 million in Hyde Park in September 2026, according to Redfin. Many homes are older, and many streets near the water are in high-risk flood zones, so a flood elevation certificate and an insurance quote matter more here than almost anywhere else in the city.
Downtown and Channelside
Downtown, Channelside and the Water Street district are mostly high-rise condos and apartments. You can walk to the Tampa Riverwalk, restaurants, the arena and the convention center, and the TECO Line Streetcar runs to Ybor City.

The median sale price in the 33602 ZIP code was about $520,000, and homes took a median of 77 days to sell. Condo buyers have plenty of choice right now: the Tampa metro had about 7.3 months of condo and townhome supply this fall, according to the Home Buying Institute. Ask for the building’s milestone inspection, structural reserve study and HOA budget before you buy. Our Tampa condo buying guide explains what to look for.
Seminole Heights
Seminole Heights, just north of downtown along I-275 and the Hillsborough River, is known for its 1910s and 1920s bungalows and a large number of local restaurants and coffee shops along Florida and Central avenues.

It costs far less than South Tampa: the median sale price in the 33603 ZIP code was about $420,000 in September 2026. Because many homes are 80 to 100 years old, get a thorough inspection of the roof, electrical and plumbing, plus a four-point and wind mitigation inspection. Those inspections can make the difference between an affordable and an unaffordable insurance quote. Our wind mitigation guide explains how.
Carrollwood
Carrollwood is in north-central Tampa, near Dale Mabry Highway and the Veterans Expressway. Most neighborhoods were built from the 1960s to the 1990s, and many are around lakes such as Lake Carroll.

The median sale price in the 33618 ZIP code was about $478,000 in August 2026, and homes sold in a median of 35 days, faster than Tampa overall. It’s about 20 minutes from Tampa International Airport.
Westchase
Westchase is a master-planned community in northwest Hillsborough County, built mostly in the 1990s and 2000s, with neighborhood pools, parks and an HOA. It’s close to the Veterans Expressway, Tampa International Airport and the Westshore business district.

Homes in the 33626 ZIP code sold for a median of about $572,000 in August 2026, down 11.9% from a year earlier, but they sold in a median of just 28 days. That means well-priced homes still go quickly, even with prices lower than last year.
New Tampa and Tampa Palms
New Tampa is in the northeast corner of the city, near the University of South Florida, Moffitt Cancer Center and I-75. It includes master-planned and golf communities such as Tampa Palms, Hunter’s Green and Cory Lake Isles.

The median sale price in the 33647 ZIP code was about $450,000 in June 2026, the latest month Redfin reports, and homes sold in a median of 37 days. Many communities have HOA fees, and some newer ones also have CDD fees.
What are the best suburbs of Tampa?
The most popular suburbs are Brandon and Riverview to the east and southeast, Wesley Chapel and Lutz to the north, and Wimauma for the lowest prices. Most have newer homes and lower prices than the city, in exchange for a longer drive.
Brandon
Brandon is about 11 miles east of downtown, with quick access to I-75, I-4 and the Selmon Expressway. It has one of the area’s biggest shopping districts around Westfield Brandon, and a mix of 1970s to 2000s homes.

The median sale price in the 33511 ZIP code was about $375,000 in September 2026, and homes sold in a median of 48 days. Many Brandon neighborhoods are older and don’t have CDD fees, which can lower the monthly cost compared with brand-new suburbs.
Riverview
Riverview is about 12 miles southeast of downtown Tampa, along the Alafia River. Much of it was built in the last 20 years, so many homes are newer than in Brandon or the city.

The median sale price was about $375,000 in September 2026, down 3.7% from last year. Many newer communities have CDD fees, so check the tax bill. We compare it in detail in Wesley Chapel vs. Riverview, and our Riverview area page has current listings.
Wesley Chapel
Wesley Chapel, in Pasco County, is about 25 miles north of downtown Tampa and closer to USF and New Tampa. It has some of the area’s largest shopping centers, including the Shops at Wiregrass and Tampa Premium Outlets, and a lot of new construction.

The median sale price was about $418,000 in September 2026, and 48.2% of homes sold had a price drop, according to Redfin. That’s a lot of negotiating room. See our Wesley Chapel area page for homes for sale.
Lutz
Lutz sits on the Hillsborough and Pasco county line, about 15 miles north of downtown. It’s known for its lakes, larger lots and quieter roads, and it’s a short drive to the Veterans Expressway and I-275.

It’s the priciest suburb on this list, at a median of about $580,000 in August 2026, but homes sold in a median of just 32 days. See our Lutz area page.
Wimauma
Wimauma, in southeast Hillsborough County, is about 25 miles from downtown Tampa near Sun City Center and Ruskin. It has many new communities, including several age-restricted (55+) ones, and the lowest prices on this list.

The median sale price was about $343,000 in September 2026. Most new communities have CDD and HOA fees, so compare the full monthly cost, not just the price. Our Wimauma area page and new construction guide can help.
Should you live in St. Petersburg or Gulfport instead?
Choose St. Pete or Gulfport if beach access and a waterfront downtown matter more to you than a short commute to Tampa. The trade-off is a bridge commute and, in many coastal neighborhoods, higher flood risk.
St. Petersburg is about 22 miles from downtown Tampa, across the Howard Frankland or Gandy bridge. The median sale price was about $425,000 in September 2026, up 6.5% from last year. Gulfport, a small waterfront city next to St. Pete on Boca Ciega Bay, had a median of about $400,000 in August.
Many low-lying streets in both cities flooded during Hurricane Helene’s storm surge in 2024. Check the flood zone, the home’s elevation and its flood claims history before you make an offer. Our St. Petersburg and Gulfport pages have more on each area.
What will my monthly payment be in each area?
At today’s rates, the median home costs about $2,100 a month in principal and interest in Wimauma and about $2,800 in the city of Tampa, before taxes, insurance and HOA or CDD fees.
These estimates assume 10% down and a 30-year fixed rate of 7.32%, the Freddie Mac average on Oct. 22, 2026.
| Price (area at that median) | Loan amount | Principal and interest per month |
| $343,000 (Wimauma) | $308,700 | $2,121 |
| $375,000 (Riverview, Brandon) | $337,500 | $2,318 |
| $420,000 (Seminole Heights, Wesley Chapel) | $378,000 | $2,597 |
| $450,000 (City of Tampa, New Tampa) | $405,000 | $2,782 |
| $520,000 (Downtown condos) | $468,000 | $3,215 |
| $575,000 (Westchase, Lutz) | $517,500 | $3,555 |
| $1,025,000 (Hyde Park) | $922,500 | $6,337 |
Payments calculated by Rothfuss Team Realty. They don’t include property taxes, homeowners and flood insurance, mortgage insurance or HOA and CDD fees.
Property taxes and insurance can easily add $800 or more a month, depending on the area and the home. Our true cost of owning a home by ZIP code breaks those costs down, and the Tampa home affordability calculator lets you run your own numbers.
With 64.3% of metro homes selling below list price this fall, according to the Home Buying Institute, many buyers are asking sellers to pay for a rate buydown instead of a price cut. That can lower the payment more in the first few years. Our seller concessions guide explains how.

How do you choose the right area in Tampa?
Start with your budget and commute, then check five things for every home you like: the rush-hour drive, the flood zone, CDD and HOA fees, an insurance quote and the zoned schools for that exact address.
- Drive the commute at rush hour. A 12-mile drive from Riverview or Brandon can take 30 to 45 minutes at peak times, and bridge traffic adds time from St. Pete.
- Check the flood zone. Look up the address on the FEMA Flood Map Service Center. Homes in zones that start with A or V usually need flood insurance with a mortgage. Our Tampa flood zone guide walks through it.
- Find the CDD and HOA fees. CDD assessments show up on the property tax bill, not in the HOA fee. Our CDD and HOA fees guide explains how to check.
- Get an insurance quote before you make an offer. Roof age, wind mitigation features and flood zone can change the quote by thousands of dollars a year.
- Look up the zoned schools for the address. School boundaries can split a neighborhood, so use the district’s school locator for Hillsborough, Pasco or Pinellas rather than relying on the ZIP code.
Which Tampa areas could gain the most value?
We expect Tampa Bay home values to rise about 3% in 2027, with the biggest gains in areas with newer homes, such as Lutz, Wesley Chapel, Riverview and Wimauma.
James expects homes less than 20 years old to gain the most, while some homes around 40 years old or more could lose value. That doesn’t make older neighborhoods a bad choice. It means the condition of the home, the roof and the insurance cost matter more there. Read our full Tampa home prices 2027 forecast for the reasoning by area.

Frequently asked questions
It depends on your budget and commute. Downtown, Hyde Park and Seminole Heights are the most walkable. Westchase and Carrollwood are close to the airport and Westshore. New Tampa, Lutz and Wesley Chapel are close to USF and north Tampa. Wimauma, Riverview and Brandon have the lowest prices.
Wimauma had the lowest median sale price of the areas we compared, about $343,000 in September 2026, followed by Riverview and Brandon at about $375,000, according to Redfin. Check CDD and HOA fees, which can raise the monthly cost of newer homes.
Tampa is a good place to live for many people, with no state income tax, warm weather, nearby beaches and A-rated county school districts. The main downsides are high homeowners insurance, hurricane and flood risk, summer heat and heavy traffic.
Downtown and Channelside are the most walkable, with the Tampa Riverwalk, restaurants and the TECO Line Streetcar to Ybor City. Hyde Park and Seminole Heights are also walkable, with shops and restaurants close to many homes.
Inland areas on higher ground, such as Carrollwood, Lutz and parts of New Tampa and Wesley Chapel, generally have fewer high-risk flood zones than coastal areas like South Tampa, Davis Islands, St. Petersburg and Gulfport. Flood risk changes street by street, so always check the FEMA flood map for the exact address.
Brandon is about 11 miles from downtown Tampa, Riverview about 12 miles, Lutz about 15 miles, and Wesley Chapel and Wimauma about 25 miles. St. Petersburg is about 22 miles away across the bay.
Most people do. The TECO Line Streetcar connects downtown, Channelside and Ybor City, and HART runs buses, but most Tampa neighborhoods and suburbs are built around driving.
