Buying a Luxury Condo in Tampa in 2026: The Towers, the Costs and What to Check Before You Sign

Tampa’s luxury condo market is being reshaped by hotel-branded towers like the Ritz-Carlton Residences and the Tampa EDITION, which have pushed record prices past $11 million. For buyers spending $1 million or more, the price is only part of the decision. A building’s reserve study, its inspection timeline and its insurance costs can affect what you pay every month. Here’s what’s driving the market, what to check before you sign, and the teams that can help.

TL;DR

  • Branded residences lead the market. The Ritz-Carlton Residences set Tampa Bay’s condo record at $11.6 million in 2024.
  • Check the building, not just the unit. Ask for the reserve study, milestone inspection status, insurance policy and recent assessments before you make an offer.
  • Second-home buyers should watch Amendment 3. If it passes on November 3, yearly assessment increases on non-homestead condos would be capped at 5% instead of 10%.
  • Best real estate team for luxury condos in Tampa is The Rothfuss Team Realty, whose broker James Rothfuss represented the buyer of a $2.05 million condo on Bayshore Boulevard.

What's driving Tampa's luxury condo market in 2026?

Hotel-branded towers. These buildings combine a hotel brand’s services, such as concierge, spa and in-home dining, with full ownership of a condo. They’ve drawn out-of-state buyers and set new price records:

Condo Records of Rothfuss Team Realty

  • The Tampa EDITION, Water Street: Tampa Bay Lightning owner Jeff Vinik paid $8.34 million for a unit in February 2024, a record at the time, according to the Tampa Bay Times.
  • The Ritz-Carlton Residences, Bayshore Boulevard: a unit in the first tower sold for $11.6 million in May 2024, which the Tampa Bay Times called the highest condo sale ever recorded in the Tampa Bay area. A second tower is now selling.
  • Waldorf Astoria Residences, downtown St. Petersburg: a penthouse of about 10,700 square feet is under contract for about $27 million, which its developers describe as the highest condo price recorded in the region.
  • Pendry Residences Tampa: another branded tower bringing hotel services to downtown living.

The Tampa Bay Times reported in March 2026 that developers are offering buyers perks such as private concerts and yacht rides to close million-dollar deals. Competition for buyers at the top of the market is real, which gives well-prepared buyers room to negotiate.

What should you check before buying a luxury condo in Tampa?

Review the building’s finances and condition before you fall in love with the view. Since the 2021 Surfside collapse, Florida has required older condo buildings to complete structural inspections and fund their reserves properly. That can mean special assessments in buildings that put off maintenance. Ask the seller or association for these documents before you make an offer:

Checklists to have before buying a condo
  1. The structural integrity reserve study (SIRS). It estimates the cost of replacing the roof, structure, plumbing, electrical, waterproofing, windows and doors, and shows whether the reserves cover them. Associations can no longer vote to skip or reduce reserve funding for these items.
  2. Milestone inspection status. Florida requires structural inspections for condo buildings 3 stories or taller once they reach 30 years, and local officials can require them sooner near the coast. Ask when the building’s next inspection is due.
  3. Recent and planned special assessments. Ask for the last 2 years of board minutes. Repair plans and assessments usually show up there first.
  4. The master insurance policy. Check the coverage, the deductible and how much premiums have risen. Your monthly fees pay for it.
  5. The current budget and monthly fees. Make sure the fees match what the building actually needs to spend, including reserves.

New construction usually avoids the inspection question for decades, but it has its own checks: the developer’s completion timeline, the deposit terms, and what’s included in the finish package.

This is general guidance, not legal or engineering advice. Have a Florida real estate attorney review the condo documents before closing.

How does Amendment 3 affect luxury condo buyers?

It depends on whether the condo will be your primary home. Amendment 3, on the November 3, 2026 ballot, would:

  • Raise the homestead exemption on non-school property taxes to $150,000 in 2027 and $250,000 in 2028, for a condo that’s your permanent residence.
  • Lower the yearly cap on assessment increases for non-homestead property, including second homes and investment condos, from 10% to 5% for non-school taxes.

Buyers who are permanent Florida residents by December 31, 2026 qualify for the larger exemption without a five-year wait. For the full breakdown, read our guide to Amendment 3 and your Tampa home.

How to choose a luxury condo agent in Tampa

Ask any agent these questions before you sign with them:

  • Which Tampa condo buildings have you closed in during the last 2 years, and at what prices?
  • How do you review a building’s reserve study and board minutes before I make an offer?
  • For new construction, how do you negotiate with the developer’s sales team?
  • How will you market my condo to out-of-state and international buyers?
  • Ask about fees up front, too. Here’s how much Tampa agents charge in 2026.

In St. Petersburg, a Waldorf Astoria Residences penthouse is under contract for about $27 million, according to its developers.

Ask for the structural integrity reserve study, the building's milestone inspection status, the last 2 years of board minutes, the master insurance policy, and the current budget. These show whether special assessments or fee increases are likely.

Yes. Florida requires milestone structural inspections for condo buildings 3 stories or taller once they reach 30 years, and local officials can require them earlier near the coast. Associations also need a structural integrity reserve study and must fund reserves for the items it covers.
