Riverview is about $43,000 cheaper at the median, and both areas are buyer-friendly right now, with prices down from a year ago and many sellers cutting prices.

Both areas have a lot of new construction, so you’ll also be comparing resale homes with builder incentives. Our new construction guide explains how to compare them.

Which has better schools, Wesley Chapel or Riverview?

Both school districts earned an A from the state in 2026, so the difference comes down to the specific schools assigned to the home you’re buying.

Pasco County Schools, which serves Wesley Chapel, earned 799 of 1,200 possible points (67%). Hillsborough County Public Schools, which serves Riverview, earned 778 points (65%). Both districts moved up from a B in 2025.

Before you make an offer:

  1. Look up the assigned schools for the exact address on the district’s school locator. Boundaries can change as new schools open.
  2. Check each school’s grade on the Florida Department of Education school grades page.
  3. Ask about school choice and magnet programs. Both districts offer options beyond your zoned school.

Which has the easier commute to Tampa?

Riverview, if you work downtown, in Westshore or near MacDill. Wesley Chapel, if you work near USF, New Tampa or along I-75 to the north.

  • Riverview is about 12 miles from downtown Tampa, with the Selmon Expressway, US 301 and I-75 as the main routes.
  • Wesley Chapel is about 25 miles north of downtown, linked by I-75, I-275, SR 56 and Bruce B. Downs Boulevard. It’s closer to the University of South Florida and the hospitals in that area.

Rush-hour traffic on I-75 affects both, so test-drive your commute at the time you’d actually leave for work.

Do Wesley Chapel and Riverview homes have CDD or HOA fees?

Many do. Both areas are full of newer master-planned communities, and many charge an HOA fee, a CDD assessment on the property tax bill, or both.

CDD assessments can add hundreds or even thousands of dollars a year, so compare the total monthly cost, not just the price. Our guide to CDD vs. HOA fees in Tampa Bay shows how to find them, and our true cost of owning a home by ZIP code breaks down taxes and insurance.

Which has more flood risk, Wesley Chapel or Riverview?

Most homes in both areas are inland, but some neighborhoods sit near rivers, creeks and ponds, so check the flood zone for each address.

In Riverview, homes close to the Alafia River or Bullfrog Creek are more likely to be in a higher-risk zone. In Wesley Chapel, check homes near wetlands and retention ponds. Look up any address on FEMA’s Flood Map Service Center before you make an offer. Riverview is in unincorporated Hillsborough County, where NFIP flood insurance policies get a 30% discount from October 1, 2026, according to Hillsborough County.

Which will gain more value, Wesley Chapel or Riverview?

We expect both to be among the strongest areas in Tampa Bay in 2027, because they have many newer homes.

“Homes that are less than 20 years old will have the greatest chance of increase, while homes that are 40 years old could possibly face some drop in value. The areas of Lutz, Wesley Chapel, Bradenton, Riverview and Wimauma are going to see the greatest increases due to the increased value of the new homes being built.”
