What Tampa Bay homes are selling for right now

It’s a buyer’s market, so your asking price matters more than it has in years. About 4 in 10 homes in our areas had a price cut before selling, and most are taking around two months to sell. Price too high and your home sits. Price it right and you’re competing for every buyer who’s looking.

Here’s what sold recently. Your valuation goes further, down to your street and your home’s condition.

What your free valuation includes

1

Recent sales near you

The homes most like yours that sold, went under contract or sat unsold nearby in the last few months, not a citywide average.

2

Your home's details

Upgrades, roof and AC age, layout, lot, HOA or CDD fees, flood zone and insurance cost. Online estimates can’t see these, but buyers pay for them.

3

A price and a plan

A recommended price range, how long similar homes are taking to sell, and an estimate of what you’d net after commission, doc stamps and closing costs.

Why an online estimate isn't enough
"I treat their money like it is my own. I truly do push for every dollar. In many circumstances the price I suggest is higher than they thought — because I have an angle."

Automated estimates average out a whole area. They don’t know about your new roof, your wind mitigation report, your HOA dues or whether your street floods. When most Tampa-area homes are selling below asking, being off by a few percent can mean months on the market or thousands left on the table.

Home valuation questions

Is the home valuation really free?

Yes. There's no cost and no obligation to list with us. Many owners ask for one to plan a sale a year or more out.

How long does it take?

You'll get your valuation within 24 hours of sending the form, usually sooner. If James needs a detail, like recent upgrades, he'll call or email you first.

Do you need to visit my home?

No. The first valuation is based on recent sales and what you tell us. If you decide to sell, James can walk through the home to fine-tune the price.

How accurate are Zillow and Redfin estimates?

They're a useful starting point, but they rely on public records and can't see your home's condition, upgrades or insurance costs. James uses the same recent sales and adds what a buyer will actually notice.

Is now a good time to sell in Tampa Bay?

Prices are up slightly in Tampa and St. Pete and down slightly in Wesley Chapel, Riverview and Lutz, and homes are taking about two months to sell. Well-priced homes still sell. Your valuation shows how your area is moving so you can decide.

Prefer to talk it through?

Call or text James at (727) 215-2227. He’ll tell you honestly what your home should sell for, even if the answer is to wait.
