Old Northeast and Snell Isle figures cover the three months ending August 2026.

We left out the change from last year on purpose. In small neighborhoods, only a handful of homes sell each month, and one waterfront sale can swing the median by 30% or more. Use these prices to compare neighborhoods, not to predict what a specific home will cost.

St. Pete neighborhoods by price

Is St. Petersburg a good place to live?

Yes, for many people. St. Pete has a walkable, waterfront downtown, Gulf beaches 15 to 20 minutes away, an A-rated school district and home prices slightly below Tampa’s. The trade-offs are flood and hurricane risk, high insurance costs and a bridge commute if you work in Tampa.

Pros

Cons

Walkable downtown with the St. Pete Pier, museums, parks and restaurants

Many low-lying neighborhoods flooded during Hurricanes Helene and Milton in 2024

St. Pete Beach, Treasure Island and Madeira Beach are close by

Many older homes, so roofs, plumbing and wind mitigation matter for insurance

The SunRunner rapid bus connects downtown to St. Pete Beach

Mortgage rates averaged 7.32% on Oct. 22, 2026 (Freddie Mac)

Which St. Pete neighborhoods are the most walkable?

Downtown, Historic Old Northeast and Historic Kenwood are the most walkable. All three are close to restaurants, shops and parks, and Downtown and Old Northeast are a short walk or bike ride from the waterfront.

Downtown St. Petersburg

Downtown is mostly high-rise and mid-rise condos, with some historic homes on the edges. You can walk to Beach Drive, the St. Pete Pier, the Dalí Museum, the Museum of Fine Arts and the restaurants along Central Avenue. The free Downtown Looper trolley and the SunRunner bus to St. Pete Beach both run through it.

The median sale price in the 33701 ZIP code was about $790,000 in September 2026, and homes took a median of 71 days to sell. Before buying a condo, ask for the building’s milestone inspection report, structural integrity reserve study and HOA budget. Our Tampa Bay condo buying guide explains what to look for.

Historic Old Northeast

Historic Old Northeast sits just north of downtown, with homes from the 1910s and 1920s, brick streets, hexagon-block sidewalks and waterfront parks along North Shore Drive and Coffee Pot Bayou. It’s one of the most walkable and bikeable neighborhoods in the city.

Historic Landmark in Downtown St. Petersburg

It’s also the priciest neighborhood on this list, with a median of about $994,000 over the three months ending August 2026. Homes closer to the water are more exposed to flooding, so check the flood zone and the home’s elevation. If Old Northeast is over budget, look at Crescent Lake and Crescent Heights just to the west, around Crescent Lake Park.

Historic Kenwood and the Grand Central District

Historic Kenwood, west of downtown, is known for its large collection of 1920s Craftsman bungalows. The Grand Central District next door has local restaurants, coffee shops and breweries along Central Avenue.

The median sale price was about $563,000 in June 2026, the latest month Redfin reports. Because many homes are about 100 years old, get a full inspection plus a four-point and wind mitigation inspection before you make an offer. Our wind mitigation guide explains how these can lower your insurance.

What are the best waterfront neighborhoods in St. Pete?

Snell Isle and Shore Acres are the best-known waterfront neighborhoods, with canal and bay frontage and private docks. Both flooded during Hurricane Helene in 2024, so elevation and flood history matter more here than anywhere else in the city.

Snell Isle

Snell Isle is a waterfront neighborhood in northeast St. Pete, first developed in the 1920s. It has Mediterranean Revival homes, newer waterfront estates, a golf course and many homes with boat docks. The median sale price was about $902,000 over the three months ending August 2026, and homes sold in a median of 47 days.

Shore Acres and Venetian Isles

Shore Acres and Venetian Isles, in the 33703 ZIP code, have canal-front homes with quick boat access to Tampa Bay, and they’re close to Weedon Island Preserve. The median sale price was about $445,000 in September 2026, much lower than Snell Isle.

The lower price reflects the flood risk. Helene was Shore Acres’ fourth flooding event in four years, and fire rescue boats searched Shore Acres, Snell Isle and Venetian Isles after the storm, according to FOX 13. Snell Isle, Shore Acres, Coquina Key and Venetian Isles were all covered by bay water at the peak, according to Central Florida Public Media.

Many homes have since been rebuilt or raised. A newly elevated home can cost less to insure than an older one on the same street, so ask for the elevation certificate, the flood insurance history and any FEMA claims before you buy. Our flood zone guide walks through each step.

“In St. Pete’s waterfront neighborhoods, two homes on the same street can have very different insurance bills. The elevation certificate tells you why.”

What are the most affordable neighborhoods in St. Pete?

Gateway and Carillon, Lakewood Estates and Broadwater, and Meadowlawn and Riviera Bay have the lowest median prices, all under $400,000. Disston Heights and Jungle Terrace are just above that.

St. Pete, FL

Meadowlawn and Riviera Bay

Meadowlawn, in north St. Pete, has mostly 1950s to 1970s single-story homes on larger lots and quick access to I-275 and Gandy Boulevard. Riviera Bay, to the east, has more waterfront homes and more flood exposure. The median sale price in the 33702 ZIP code was about $375,000 in August 2026.

Lakewood Estates and Broadwater

Lakewood Estates, in south St. Pete, is built around a 1920s golf course and sits next to Boyd Hill Nature Preserve and Lake Maggiore. Broadwater, nearby, has canal-front homes. The south side is also the closest part of the city to Fort De Soto Park. The median sale price in the 33711 ZIP code was about $356,000 in June 2026.

Disston Heights and Central Oak Park

These central neighborhoods have mostly mid-century homes and are a short drive from downtown, Tyrone and the beaches. Homes in the 33713 ZIP code sold in a median of just 24 days in June 2026, at a median of about $422,000, so well-priced homes here move fast.

Gateway and Carillon

Gateway and Carillon, in far north St. Pete, is a business district near the Howard Frankland Bridge with newer condos, townhomes and apartments, plus Sawgrass Lake Park. It’s the shortest drive to Tampa and Tampa International Airport. The median sale price in the 33716 ZIP code was about $355,000 in August 2026, mostly condos and townhomes.

Which St. Pete neighborhoods are closest to the beach?

Jungle Terrace, Tyrone and Gulfport are closest to the Gulf beaches, with Treasure Island, Madeira Beach and St. Pete Beach about 10 to 15 minutes away.

Jungle Terrace, on Boca Ciega Bay, had a median sale price of about $427,000 in August 2026, and homes sold in a median of 42 days. Nearby Tyrone has Tyrone Square Mall and mostly 1950s and 1960s ranch homes. Gulfport, a separate small city next to St. Pete, had a median of about $400,000 in August and is known for its walkable waterfront arts district. See our Gulfport area page for more.

Like the waterfront areas, many streets near Boca Ciega Bay are low-lying, so check the flood zone for every address.

What will my monthly payment be?

Which St. Pete neighborhood fits you?

How do you choose the right St. Pete neighborhood?

Decide on your budget and your must-haves first: walkability, the water, the beach or the commute. Then check four things for every home you like.

  1. Look up the flood zone and elevation. Search the address on the FEMA Flood Map Service Center, and ask the seller for the elevation certificate.
  2. Ask about flood history. Since October 2025, Florida sellers must disclose known flood damage and flood insurance claims, but ask directly about Helene and Milton too.
  3. Get insurance quotes early. Roof age, wind mitigation features and elevation can change the quote by thousands of dollars a year.
  4. For condos, review the building’s paperwork. Ask for the milestone inspection, the structural integrity reserve study and the HOA budget. You have 7 business days to cancel a resale condo contract after receiving the documents, under Florida law.

Downtown St. Petersburg is about 22 miles from downtown Tampa, across the Howard Frankland or Gandy bridge. From the Gateway and Carillon area, the drive to Tampa is much shorter.
