Is Clearwater, Florida a Good Place to Live? 7 Pros, 4 Cons (2026)

Yes, Clearwater is a good place to live if you want the Gulf for less than St. Pete. Homes sold for a median $395,000 in August 2026, compared with $430,000 in St. Petersburg (Redfin). The main downside is flood risk on Clearwater Beach.

TL;DR

  • Mainland Clearwater has less than half St. Pete’s flood exposure. 18% of Clearwater properties face severe flood risk over 30 years, compared with 45% in St. Pete.
  • Clearwater Beach is the exception. 99% of properties on Clearwater Beach face severe flood risk (First Street, via Redfin).
  • Clearwater costs less than St. Pete. The monthly payment on a median-priced home is about $216 lower at today’s rates.
  • Direct hurricane hits are rare. The last major hurricane to make landfall in Tampa Bay was in 1921.
  • Storm surge is the real risk. Hurricane Helene’s 2024 surge hit the barrier islands from St. Pete to Clearwater hardest.
  • Downtown is being rebuilt. A new waterfront park, a hotel and a 28-story apartment tower are reshaping it.

7 pros of living in Clearwater

1. A Gulf beach inside the city limits

Clearwater Beach is part of the city of Clearwater. It sits on a barrier island across Clearwater Harbor, a short drive from downtown.

2. Lower home prices than St. Pete and Tampa

Clearwater homes cost less than homes in St. Petersburg and Tampa. The median sale price was $395,000 in August 2026, compared with $430,000 in St. Pete. Tampa’s median was $449,786 in the three months ending September 2026 (Redfin).

3. Lower flood risk on the mainland

Mainland Clearwater carries much less flood risk than St. Pete or Tampa. Only 18% of Clearwater properties face severe flood risk over 30 years. That compares with 45% in St. Petersburg and 38% in Tampa (First Street, via Redfin).

4. A downtown on the way up

Downtown Clearwater is in the middle of a major rebuild. The city turned Coachman Park into a 24-acre waterfront park with an outdoor concert venue, The BayCare Sound. A 158-room hotel and a 28-story, 400-unit apartment tower are under way next door.

5. Big employers close to home

Clearwater is home to two major headquarters. BayCare Health System employs more than 32,000 people across the region. IT distributor TD SYNNEX is also based in Clearwater.

6. No state income tax

Florida has no state income tax. Clearwater’s sales tax is 7%, which includes a 1% Pinellas County surtax.

7. Plenty to do year-round

Clearwater has a busy calendar of outdoor events. The BayCare Sound hosts concerts, and BayCare Ballpark is the Philadelphia Phillies’ spring training home. The Clearwater Jazz Holiday has run for more than 40 years.

4 cons of living in Clearwater

1. Flood and storm risk on Clearwater Beach

Clearwater Beach carries some of the highest flood risk in Tampa Bay. 99% of its properties face severe flood risk over 30 years. Flood insurance and storm prep are part of owning there.

2. Downtown is still a work in progress

Downtown Clearwater is improving but unfinished. The 28-story apartment tower isn’t due until April 2028. Pinellas County is still choosing developers for nearly 25 more acres, a process expected to run into 2027.

3. You’ll need a car

Most of Clearwater is built around driving. Commuting to downtown Tampa means crossing the Courtney Campbell Causeway, which can back up at rush hour.

4. Seasonal tourist crowds

Clearwater Beach draws heavy tourist traffic, especially in spring. Expect busier roads, restaurants and parking near the beach in peak season.

What are Clearwater's main areas like?

Clearwater has three distinct areas: the beach, downtown, and the suburban north and east.

Clearwater Beach and Sand Key

The beach is resort-style living, with condos, hotels and the city’s priciest homes. Expect the highest prices and the highest flood risk.

Downtown Clearwater

Downtown runs along Cleveland Street and the bluff above Clearwater Harbor. It’s where most of the new construction and waterfront investment is happening.

North and east Clearwater

North and east Clearwater, including Countryside, is mostly suburban. You’ll find single-family homes, shopping centers and quicker access to Tampa.

What is the racial makeup of Clearwater, FL?

  • Anyone who needs a big-city downtown right now.
  • People who dislike heat: summer highs average 91°F.

4 steps before you move

  1. Visit in summer, not just winter, to feel the heat and afternoon storms.
  2. Drive your commute at rush hour.
  3. Compare flood zones and insurance quotes for an inland home and one near the water.
  4. Decide what matters most: the beach, downtown, or a quiet suburb.

“Clearwater is one of the best values on the Gulf right now. But where you buy in Clearwater matters more than whether you buy there. A mile inland can mean a very different flood zone.”

— James Rothfuss II, Broker at The Rothfuss Team Realty
